Not all Dutch lenders accept expats — many require a permanent (onbepaalde tijd) employment contract. However, some lenders accept fixed-term contracts with an employer intent letter (intentieverklaring). Key requirements: BSN number, Dutch bank account, at least 3 months of payslips, and proof of employment. The typical process takes 6–10 weeks from application to keys.
