Dutch homeowners can deduct mortgage interest from Box 1 taxable income. Key rules: only applies to annuïteitenhypotheek or lineaire hypotheek (not interest-only); deduction rate is capped at 36.97% (2025); maximum 30 years from mortgage start date. Offset: the eigenwoningforfait (0.35% of WOZ value) is added to your taxable income. Net effect: you save tax on interest, but pay some tax on the notional rental value.
